Issues can come from techniques and materials that were popular during certain time periods
The roof keeps the water out (in theory) so it's important to know likely risks related to the material
Exposure to hot sun, sea spray, rain, and wind all damage different materials in different ways
The ground is more likely to move if it's on a hill
Brick chimneys and earthquakes are not a good combination
If the house has been changed but not the LIM that can be costly

How much water is the property exposed to and where could it come from?
Is there natural bush around the property or is it in a standard suburban area?
Is the sea close enough to put the property as you know it at risk?
Would an earthquake be likely to liquefy the land and cause damage or injury?
Are you in the danger zone for a known volcanoe that's at risk of eruption or lahar?
Is the property nearby any of the known tornados that have struck the area?
Are any of the recorded landslips within the region.
Is the area exposed to high winds that could be dangerous?
Has the property been built on top of any hazardous substances.
Is there a nearby known fault line? How close is it?
Is there any nearby known active geothermal areas?
Have there been any insurance claims on the property?
Could a tsumani pose a risk to the property?
